LOOKING AND BUYING: The fun
part!
1. Leave enough time:
Allow a good four months from start to moving day. Average time to find
the right property is a minimum of two weeks, but varies enormously depending
on area and time of year. You will need a minimum of 3 weeks from offer
to closing, usually more.
2. Working with a Realtor:
It is important to read and understand the Working with a Realtor sheet provided by the real estate board.
Most
buyers work under Contract with their Realtor, making it possible
for the realtor to disclose all the pertinent information needed to
make a well-educated purchase. Otherwise - as in new
home sales - your realtor is working only for the seller.
3. The Offer:
Read and become familiar with the Offer Form ahead of time. Our job is to be your representative at the offer
presentation and to negotiate a good purchase for you. We can also recommend
reliable, lawyers, home inspectors, moving companies, etc.(see Resources)
and we will keep in touch until closing to make sure everything
progresses smoothly.
FIRST STEPS:
1. Establish budget:
Talk to your own bank or a good Mortgage Broker and establish the maximum mortgage available to
you. Decide what mortgage level you are comfortable with, add your
down payment and we have your maximum purchase price. Remember you will
need to keep money aside for Other Buying Costs involved in the purchase. Get this pre-approval
in writing and lock into today's interest rate for 90 days. If the rate
goes up before buying, you are protected as long as you close the purchase
in 90 days. If it goes down, you will be given the lower
rate.
2. Decide location (see Oakville Information):
We can send you detailed residential maps, school boundary information,
transportation schedules and relevant phone numbers for whichever area you choose.
3. Develop property guidelines:
Decide your absolute needs and your preferences, using our Our Next Home sheet as a guide. At this stage we can email or fax
any appropriate listings to you for consideration. Even if you are not
yet ready to buy, this will help you to become familiar with the neighborhood,
and will give more details than found on the internet. If you are ready
to buy, you will have access to listings the day they go on the market;
a huge advantage
in a busy market.
